What is a RICS Level 3 Survey?

A RICS Level 3 survey (also called a Building Survey, formerly a "full structural survey") is the most comprehensive of the three RICS Home Survey standards used in the UK. It provides an in-depth assessment of the property's construction and condition, with detailed descriptions of defects rather than simple traffic-light ratings.

It's aimed at older, larger, or unusual properties — including listed buildings, properties built from non-standard materials, those with significant extensions or alterations, or homes the buyer plans to renovate.

What it includes

  • A detailed technical description of the construction and materials used
  • Thorough analysis of defects, their causes, and their consequences
  • Repair and maintenance advice, often with recommended next steps or specialists to consult
  • Optionally, a valuation and rebuild cost (can be added for an extra fee)

How it compares

  • Level 1 (Condition Report): Basic ratings only, no advice or valuation.
  • Level 2 (HomeBuyer Report): Ratings plus advice, defect explanations, and a valuation.
  • Level 3 (Building Survey): Most detailed technical report; best for older, larger, or non-standard properties, or before major renovation work.

A Level 3 survey costs more and takes longer than a Level 1 or 2, but it's the safest choice when a property's age, condition, or construction raises the risk of hidden problems.
