Some issues require specialist inspections. These are often commissioned after a general survey has identified a concern, or where the buyer already knows there may be a risk.

Drainage CCTV survey	Older homes, blocked drains, extensions or shared drainage
Roof survey	Leaks, old roofs, flat roofs, chimney or tile/slate defects
Electrical Installation Condition Report (EICR)	Older wiring, consumer unit concerns or safety checks
Gas safety check	Boiler, heating or gas appliance concerns
Asbestos survey	Older properties or planned refurbishment works
Japanese knotweed survey	Suspected invasive plant growth
Flood risk report	River, coastal or surface water flood concerns
Tree survey	Large trees close to the building
Septic tank / private drainage inspection	Rural homes not connected to mains drainage
Listed building advice	Listed or historic properties
Party wall surveyor	Works near boundaries or adjoining owners
