Specialist Residential Property Surveys
Some issues require specialist inspections. These are often commissioned after a general survey has identified a concern, or where the buyer already knows there may be a risk.

| Electrical Installation Condition Report (EICR) | Older wiring, consumer unit concerns or safety checks |
| Gas safety check | Boiler, heating or gas appliance concerns |
| Asbestos survey | Older properties or planned refurbishment works |
| Japanese knotweed survey | Suspected invasive plant growth |
| Flood risk report | River, coastal or surface water flood concerns |
| Tree survey | Large trees close to the building |
| Septic tank / private drainage inspection | Rural homes not connected to mains drainage |
| Listed building advice | Listed or historic properties |
| Party wall surveyor | Works near boundaries or adjoining owners |
